Budgeting & Rough Estimate Guide

This pricing guide has been created in order to help you develop a realistic budget for your project.  These estimates are a range for projects that we have completed in average sized homes using standard materials and fixtures. 

These estimates include all materials, labor, fixtures, and permits.  As a full service remodeling contractor, Allrounder handles permit acquisition, project management, production of your project, coordination of all specialty trades, fixture & material deliveries, and disposal & recycling of debris.

Obviously prices can vary greatly depending on the actual scope of work and your taste in fixtures and materials.  We offer many solutions at many price points, so please feel free to contact us to discuss your project.

Initial Consultation, Inspection, and Estimates--$29-$95.  An experienced renovator will meet with you at your home to review your project and discuss your vision.  An open and honest discussion involving your wish list, site conditions, and your available budget will help us develop a plan to bring your dream space to life.  These appointments typically take 1-3 hours.  Based on this meeting, we will then develop a detailed scope of work and cost estimate for your project.

Drawing and Design Fees--$150-$1,500 and up.  Although not every project requires drawings, such as a bath remodel within an existing space, some projects such as kitchens require a set of plans in order to visualize how your finished project will look.  Additionally, projects such as decks and basements require structural drawings and a site plan in order to obtain a building permit.  If your project requires architectural design or a structural plan, these documents are produced using the finest software available.  We also have established relationships with some of the most talented architects and designers to help design your vision.

Permits and Inspection Fees—2%-5% of the total project cost.  Small projects may not require inspections, or perhaps only a final inspection upon project completion.  Projects that proceed in stages, such as basements, typically require several inspections as work proceeds.  Permit and Inspection fees are typically based on the total cost of the project and vary from city to city.  Many cities require that smoke detectors be brought up to current codes in order to obtain a permit for any project.
